THE CHALLENGE

Valuation of a 136-mile fiber optic occupancy within an active mainline railroad corridor across three states in the US Southeast.

THE SOLUTION

The corridor was divided into 348 valuation segments, with 178 different valuations.

Given the lack of access to much of the corridor, much of the subject was inspected by hi-rail where we utilized 360 imagery collection. This project also required the estimate of a corridor factor, usage factor and rent capitalization rate.
